Eighteen years of published calls, with the receipts attached.

Rashida has been publishing market commentary since 2008. Not listing announcements — actual analysis of Toronto Regional Real Estate Board data, mortgage behaviour, and what was driving both.

This is the archive, with the figures she cited at the time. It includes the month she publicly got a forecast wrong, because a record that only contains the correct calls is not a record.

The entries reproduced here start in 2016. That is where the surviving files start, not where the writing does — the 2008 to 2015 issues went out by email and are being recovered.

  1. Forecast

Toronto looks to be on its way to a recovery

Her most recent issue, published through the newsletter rather than the website. The read has turned constructive after the 2025 stall.

2025
  1. Market data

Underneath the headlines, real opportunity exists

On April 2025 TRREB results: the market stayed active but decelerated, with fewer buyers competing and inventory accumulating across the GTA. She framed a slower market as a buyer's opening rather than a collapse.

  2. Forecast

When one door opens, another closes

Rates were falling and the recovery should have followed. She named the two things blocking it: the coming Canadian federal election and the implementation of U.S. tariffs. Connecting Washington trade policy to GTA listing inventory is not a call most residential brokers were making.

  1. Market data

2020 closed as the third-best year on record

Her year-end tally on a year most people expected to be catastrophic for housing.

2020
  1. Market data

A record month for the GTA

Reported the market's continued acceleration through the autumn, against the consensus expectation of a pandemic-driven downturn.

  2. Market data

A second consecutive monthly sales record

August broke the record set in July. Average prices rose across every housing category.

  3. Market data

    Record-setting July

Called the post-lockdown demand surge as it happened, and named the mechanism: pent-up demand from the spring freeze, plus cancelled summer travel. Historically the summer months dip.

  4. Market data

Ferocious competition among buyers in 2020

Read January's supply-demand gap as the shape of the whole year ahead. Sales rose sharply while new listings fell.

2019
  1. Advisory

Seven reasons to sell in winter

Argued against the reflex to wait for spring, on the grounds that thin winter inventory can produce a faster sale at a better number than a crowded April.

  2. Market data

New Canadians will drive housing demand

Identified international migration as the load-bearing support under GTA housing demand, well before it became the standard explanation.

  3. Financing

Canadians are opting for variable rates

Flagged a structural shift in how buyers were financing, and what it implied about market confidence in the rate environment.

  4. Market data

One market at the average, two markets underneath it

Fewer than three listings for every sale made the headline a seller's market. She pointed out that homes above $1,000,000 were balanced or favouring buyers depending on location, so the citywide average was describing nobody's actual transaction.

2018
  1. Market data

2017 was a roller coaster, and policy drove it

Attributed the year's whipsaw — record first quarter, then a demand stall — to government intervention, specifically the Ontario Fair Housing Plan.

  2. Pre-construction

M2M Condos at Yonge and Finch

Flagged the project pre-launch as an exceptional price-to-value entry on the Yonge corridor.

2017
  1. Forecast

    I was wrong

She predicted 6,500 November sales. The actual figure was 7,374, one of the strongest Novembers on record. She published the miss, explained the cause — buyers rushing ahead of the January 2018 mortgage stress test — and forecast the pull-forward would continue.

Promoted the early phases at mid-$200,000 launch pricing, on the thesis that the subway extension would turn a highway interchange into an urban centre.

Rashida's Corner is still published monthly, and the newsletter runs ahead of everything else. If you want the read on the market before it shows up anywhere public, that is where it lands first.
