Negotiation and client relations

Almost all of my business has come from referrals. Some of those clients are still with me twenty years on.

All capabilities

It has been referral and repeat almost the whole way, which is the one measure of client satisfaction nobody can massage.

The transactions I am known for are not the easy ones. They are the estate sale after a death, the first purchase alone after a divorce, the house held thirty years, the buyer committing from another country. That work is emotional risk management as much as it is negotiation.

Specifically.

  • 01

    Holding the pen myself

I run my own negotiations on both listing and buyer side. Offers get evaluated on conditions, deposit, dates and the actual likelihood the other side closes — the highest offer and the best offer are frequently different pieces of paper.

  • 02

    Saying no

The thing clients name most often in writing is that I tell them when a property is wrong, including when they have already decided they want it. That is the whole basis of a referral business.

  • 03

    High-stakes personal transitions

Bereavement, divorce, downsizing after decades in one home. Clients describe being coached through the emotional part, not just the transactional one.

  • 04

    Remote and cross-border clients

Closed purchases for buyers who never saw the property, using full video walkthroughs and independent inspections sent through on their behalf.

  • Written client references spanning 2014 to 2025, including clients of twenty-plus years
  • Multiple families transacted with twice across two generations
  • A peer reference from an independent home inspector who has worked alongside me repeatedly

Happy to go deeper.

Any of this stands up to questions. That is rather the point of writing it down.
